BAH Calculator and Off-Post Housing Guide: Fort Hood 2026

BAH is the starting point for every housing conversation I have with military buyers and renters. Once you know your rate and understand what it actually covers in the Killeen market, the rest of the housing decision gets a lot clearer.

This page has the 2026 Fort Hood BAH rates and a practical breakdown of what those numbers buy you in the current market.

2026 Fort Hood BAH rates

Rates are set by the Defense Travel Management Office (DTMO) and took effect January 1, 2026, reflecting a roughly 4.2% increase from 2025. These are the Fort Hood / Fort Cavazos MHA (Killeen, TX) rates:

What your BAH actually buys in 2026

The Killeen metro is one of the most affordable large military markets in the country. The 2-bedroom fair market rent in the Fort Hood MHA runs about $1,115–$1,278/month (HUD FY2026), which means most BAH rates at this installation comfortably cover a 2-bedroom rental and leave some margin.

Here’s a rough breakdown by budget:

Under $1,200/month (E-3/E-4 without dependents): You’re looking at apartments in central Killeen, 1-bedroom units in Harker Heights, or a room in a shared house in Copperas Cove. Inventory exists at this range but it fills fast, especially May–August during peak PCS season. Start your search 45–60 days before your move date.

$1,500–$1,695/month (E-5 range): This gets you a solid 2-3 bedroom rental in most Killeen neighborhoods, and a 2-bedroom in parts of Harker Heights. If you’re buying with a VA loan, $1,695/month covers a comfortable mortgage payment on a home in the $200,000–$240,000 range at current rates (principal, interest, taxes, insurance).

$1,920–$2,070/month (E-6/E-7 range): You have genuine options across Killeen, Harker Heights, and Copperas Cove at this range. In the buying market, this budget supports a well-maintained 3-bedroom home in any of the three cities. In the rental market, you can find 4-bedroom homes in desirable Harker Heights neighborhoods at this level.

$2,200+/month (E-8/O-3+): Full flexibility across the market. Newer construction in Harker Heights, larger homes in established Killeen neighborhoods, or you can stretch into the lower end of the Belton/Temple corridor with this budget.

Buying vs. renting: how BAH factors into the decision

A common question I get is whether it makes more sense to rent or buy when your BAH covers most or all of your housing cost either way.

The financial case for buying usually comes down to what happens when you PCS out. If you buy a $250,000 home in Killeen and hold it as a rental when you leave, you’ve created an income-producing asset that someone else’s BAH pays the mortgage on. Over a 10-year career, that can be a meaningful wealth-building strategy. The Fort Hood rental market is stable and in demand because there’s always a new wave of incoming families.

The case for renting is simpler: less commitment, no maintenance responsibility, easier exit if your orders change. For short assignments (under 18 months) or families who don’t want the management overhead of a rental property, renting is the right call.

I don’t have a strong opinion about which one you should choose — it genuinely depends on your financial situation and your plans. What I do think is worth doing is running the numbers specific to your BAH, expected mortgage payment, and likely rental income before you decide.

On-post housing: when it makes sense

Fort Hood has privatized family housing managed by Lendlease Communities. Waitlists vary significantly by rank and unit, and peak PCS season (May–August) extends wait times considerably.

On-post housing tends to make most sense when:

  • You’re an E-1 to E-3 with no dependents and the on-post rate is comparable to off-post rent for the same quality
  • You have a short assignment and want to minimize move complexity
  • You have specific needs (proximity to a child’s specialty care, preference for on-post schools) that outweigh cost considerations

For most families at E-4 and above, the off-post market gives you more for your BAH than on-post housing does, and you keep any difference between your BAH and your actual housing cost. That said, it’s worth checking current waitlists and rates directly with the Fort Hood Family Housing Office before making a decision.

Peak season and timing

PCS season in the Killeen market runs May through August, when the majority of orders take effect. During that window:

  • Rental inventory gets tight by mid-June in the most popular neighborhoods
  • Sellers see more buyer activity but also more competition from other listings
  • Landlords and sellers know the market and are less likely to negotiate

If your orders give you flexibility on start date, there’s a real advantage to arriving in September–December. Inventory is more available, sellers and landlords are more motivated, and you’ll likely get better terms.

If you’re locked into a June/July arrival, start your search the day your orders arrive. I can send you listings automatically as they hit the market so you’re not behind.
