Best Neighborhoods for Fort Cavazos Families
This is the question I answer more than any other: “Which city should we live in?”
There’s no single right answer, but there is a right answer for your family’s specific situation. Here’s how I actually walk buyers through this decision.
The quick version
- Killeen: Most inventory, closest to most gates, most affordable on a per-square-foot basis. More variance in neighborhood quality than the other two.
- Harker Heights: Better schools, quieter residential feel, small premium in price. Consistently gets picked by families with school-age kids who’ve done their homework.
- Copperas Cove: Most affordable overall, strong local community, longer commute. Worth the drive for a lot of families, especially those buying rather than renting.
Now the longer version.
Killeen
The case for Killeen: You’re looking at the shortest commute to most Fort Cavazos gates, the highest volume of available homes and rentals, and the most price flexibility. Median home prices hover around $225,000–$255,000 right now, and you can find well-maintained 3-bedroom homes for under $225,000 that would cost $50,000–$75,000 more in a comparable city near a major Texas metro.
If you’re in a unit near the main Rancier Avenue or Clear Creek Road gates, living in central or northwest Killeen can mean a 10-minute drive to work. That matters a lot over a 2-3 year assignment.
The honest tradeoff: Killeen’s neighborhoods vary more than Harker Heights or Copperas Cove. There are subdivisions that are genuinely nice — Yowell Ranch, Trimmier Estates, White Rock Estates — and areas I’d steer buyers away from. This is not me being vague; if you ask me directly about a specific address or neighborhood, I’ll tell you what I actually think.
School zones in Killeen ISD require more research than the other cities. The district has campuses that perform well and campuses that don’t, and you need to know which one you’re buying into.
Best for: First-time PCS families, buyers who want to stay under $250,000, anyone whose gate is on the west or central side of post, renters who want maximum options.

- Property tax rate (Bell County): 1.54%
Harker Heights
The case for Harker Heights: The school campuses here consistently outperform Killeen ISD averages, the neighborhoods are more established, and the overall residential feel is quieter. A lot of families who’ve been stationed here before, or who’ve talked to families who have been, land in Harker Heights specifically because of the schools.
It’s also right next to Killeen, so you don’t sacrifice much in commute. Most Fort Cavazos gates are still 10–25 minutes away depending on where in Heights you live and which gate you’re heading to.
The housing inventory leans newer in some parts of Heights, and you’ll find more move-in-ready homes in the $280,000–$350,000 range.
The honest tradeoff: The price premium is real. Median prices in Harker Heights run around $215,000–$322,000 across the market, and if you’re working with a tight BAH budget, some of Heights requires a meaningful out-of-pocket contribution on a VA-financed purchase. It’s still doable at most pay grades, but the math is tighter.
Best for: Families with school-age kids who’ve prioritized education, buyers with E-7/O-3+ BAH or dual-income households, anyone planning to hold the property as a rental (Heights rentals tend to be in demand).

Copperas Cove

The case for Copperas Cove: This is where you get the most house for your money. Median prices are in the $202,000–$245,000 range, property taxes are slightly lower (Coryell County: 1.41% vs Bell County’s 1.54%), and the city has a close-knit feel that a lot of families genuinely appreciate.
Copperas Cove ISD is a solid district with reasonable class sizes and good staff retention. If your kids have been bounced between school districts and you want a school that feels settled and knows how to handle military kids, Copperas Cove is worth considering.
The honest tradeoff: The commute is the main issue. Most Fort Cavazos gates are 20–35 minutes from central Copperas Cove, and that can stretch to 40+ minutes during peak hours near key gates. For some jobs and schedules that’s fine. For others, it’s a daily grind that wears on you.
Copperas Cove is also in a different county (Coryell) than Killeen and Harker Heights (Bell), which means different county services, different appraisal district, and slightly different administrative processes if you ever have a property tax question.
Best for: Buyers who want maximum value and are in units on the western or southern side of post, families who value small-town feel, anyone who works flexible hours or has a schedule that avoids the main commute crunch.

Other cities worth knowing about
Nolanville is a small city between Killeen and Harker Heights that some families overlook. If you find a house there you like, it’s worth considering — it tends to offer Harker Heights-adjacent quality at Killeen prices.
Belton and Temple are 20–35 minutes from the main post gates, and both are growing fast. The school districts there (Belton ISD, Temple ISD) are strong. Families who are planning to stay in Texas long-term after separating or retiring sometimes choose this corridor because it has more long-term price appreciation potential.
For families open to a longer commute who are thinking beyond the assignment and into retirement or transition, it’s a real conversation worth having.
How I’d make the decision
I ask buyers two questions first:
- What’s your budget, including what you’re comfortable contributing above your BAH if you’re buying?
- Do you have school-age kids, and how important is school quality in your decision?
