Korean Military Families at Fort Hood: A Bilingual Guide to Buying a Home

포트 후드의 한인 군인 가족을 위한 내 집 마련 가이드

If you’re a Korean spouse of a U.S. service member stationed at Fort Hood, you’re joining a community with real roots here — not a new or unfamiliar one. Killeen has one of the longest-standing Korean communities in Texas, and I want this guide to reflect that: practical homebuying guidance, plus the local resources that make this transition easier.

A Community With History, Not Just Presence

Killeen’s Korean community dates back to the years following the Korean War, when many U.S. servicemen who had been stationed in Korea returned home with Korean spouses to installations like Fort Hood. Over the following decades, that community grew into something lasting — Korean-owned businesses took root in Killeen, Korean churches became gathering points, and organizations like the Korean American Association of Killeen and the Korean Killeen Cultural Center (a group formed by women who arrived as military spouses) continue to preserve that history today. A Texas Historical Commission marker on Korean Texans specifically names Fort Hood as one of the installations at the center of this story.

That matters practically, too: this isn’t a market where you’ll be starting from zero. There are established community networks, Korean grocery stores, and people who’ve walked this exact path before you.

Homebuying Considerations Specific to Your Situation

If You’re a Green Card Holder

Your mortgage process looks very close to a U.S. citizen’s. You’ll qualify for FHA loans (3.5% down with a 580+ credit score), conventional loans, and most mainstream programs. If your spouse has VA loan entitlement, that loan still has to be in the service member’s name — VA loans are tied to the veteran or service member’s own eligibility, not a spouse’s, unless the spouse has independent qualifying service. You can absolutely be a co-borrower and co-owner on the home.

If You’re Still on a Visa or Adjusting Status

This is genuinely common for recently-married military couples, and it doesn’t disqualify you — but it does shape which loan programs are open to you. As of a May 2025 policy change, FHA loans are no longer available to most non-permanent residents, but conventional loan programs generally remain open if you have a valid SSN or ITIN, proof of income, and either a U.S. credit history or alternative credit documentation (foreign credit reports, rent and utility payment records). Building U.S. credit early — even a secured card or one utility bill in your name — makes a real difference by the time you’re ready to buy.

On the VA Loan Itself

One thing worth being direct about: VA loan eligibility belongs to the service member, not the spouse — this isn’t something a marriage transfers. If your spouse is the eligible party, the loan is structured around their entitlement, and you’re added as co-borrower or co-owner depending on how you want to hold title. This is a detail worth confirming with your lender early, not after you’ve fallen in love with a house.

Neighborhoods and Community Access

Killeen and Harker Heights both put you close to Korean grocery stores and the community’s established churches and cultural organizations — a real consideration if staying connected to community life matters to your family, and one that’s easy to overlook when you’re focused purely on commute times and square footage.

Let’s Talk Through Your Specific Situation

Every family’s paperwork looks a little different — visa status, credit history, whether this is your first home in the U.S. — and the fastest way to get real clarity is a conversation, not a generic guide.
