Round Rock vs. Georgetown: Which Austin-Adjacent Suburb Fits You in 2026?

Comparing Round Rock and Georgetown, TX for Austin-adjacent buyers — price, commute, schools, and jobs, from a local Central Texas REALTOR®.

Round Rock and Georgetown both sit inside the same fast-growing stretch of I-35 north of Austin, and buyers cross-shopping them usually assume the choice comes down to price. It doesn’t. The real difference is what each city is for — Round Rock is built around jobs, Georgetown is built around lifestyle, and which one fits you depends more on your commute and your stage of life than on the sticker price of the house.

Here’s how I break it down for buyers weighing both.

The Short Version

Round Rock sits about 15 miles north of downtown Austin and is anchored by Dell Technologies’ world headquarters, plus major employers like Emerson Automation Solutions, Amazon, and two hospital systems. Georgetown sits roughly 30 miles out — twice the distance — and has spent the last few years transforming from a quiet retirement town built around the 55+ community Sun City into a genuine growth market of its own, helped along by Southwestern University and a new Pegatron tech facility.

Neither is “better.” They’re built for different buyers.

Price

Both markets sit in a similar band, and neither is the bargain it was a few years ago. Round Rock’s median sale price has been running in the low-to-mid $400,000s, with 1,600+ single-family homes selling over the past year — one of the more active suburban markets in the Austin metro. Georgetown’s median has actually eased somewhat over the past year, into the high-$300,000s to low-$400,000s, but that dip is mostly a mix effect: a wave of new-construction inventory at the entry-level end (Wolf Ranch, Morningstar, parts of Sun City) has been pulling the citywide median down without necessarily meaning existing higher-priced homes are worth less.

Commute

Round Rock’s 15-mile distance to downtown Austin translates to a commute that, for most residents, runs 20–25 minutes outside peak congestion. Georgetown’s extra 15 miles adds real time, and I-35 through that stretch is under active construction as the region grows — plan for a longer, less predictable drive during the current build-out.

Jobs

Round Rock’s economy is genuinely self-contained: Dell’s world HQ, Emerson, Amazon logistics, and two hospital systems. Georgetown’s base is younger but real — Southwestern University, the county government, and Pegatron’s new 168,000-sq-ft facility.

Schools

Round Rock ISD: ~46,000 students, overall B (TEA 2024–25). Georgetown ISD: ~13,400 students, overall C, though individual campuses vary — pull the specific zoned campus before committing. Worth knowing: some alternative campuses physically in Georgetown are actually run by Round Rock ISD, a county-wide program quirk that trips up buyers cross-referencing school data.

Which Fits You?

Choose Round Rock if: your job requires a predictable Austin commute; you want an established neighborhood; district-wide track record matters more than any single standout campus.
Choose Georgetown if: you’re remote/hybrid; you want historic-downtown character or Sun City’s 55+ community; you’re comfortable betting on a city still in its growth phase.

The Bottom Line

Round Rock is the safer bet if your life is anchored to a job and commute. Georgetown is the better bet if you’re chasing lifestyle and willing to trade drive time for it.

If you’re weighing these two — or any of the other Central Texas communities I work in — let’s talk through your specific commute, budget, and priorities.
